Kelliwood Greens is a custom-home neighborhood off Fry Road in Katy, zip code 77450. Most homes here went up in the early 1990s. They are large, often 3,500 to more than 6,000 square feet. The architecture leans traditional, with stately brick exteriors and multi-gabled rooflines. Georgian, Colonial and English Tudor influences show up across the street.
Homes like these do not repaint the way a newer tract house does. There is more trim. There are more gables, more soffit runs and more second-story reach. Every project starts with a walk of the property, not a phone estimate. We look at the substrates you actually have. That usually means brick, painted trim, fascia, soffit, garage doors and a front door worth protecting.
We note what has failed and why. Chalking on a west elevation is a different problem from peeling under a north-facing eave. One is sun. The other is usually moisture and poor prior prep.
You get a written scope before anything is scheduled. It names the surfaces, the number of coats, the prep included and the products by line. Vague scopes are how surprise costs happen later.
Prep is not the part we shorten to hit a price. On a home of this age it is most of the labor.
Exterior prep includes washing, scraping loose material and sanding edges back to a sound surface. We caulk the joints that have opened up. We spot-prime bare wood and any patched area. Skipping that step is why a rushed job fails in two summers.
Interior prep means covering floors and furniture, masking edges and repairing the wall before color goes on. Nail pops, settlement cracks and old anchor holes get filled and sanded flat. Paint does not hide a bad surface. It highlights one.

If your application is denied, you get written notice of the basis for the denial. You may then request a hearing before the board within 30 days.

If wood trim or fascia has active rot, paint will seal moisture in rather than out. The carpentry comes first. If a roof or gutter is dumping water on one elevation, that gets corrected before we coat it. Painting over an active leak buys you one season.
If you are selling in a few weeks, a full exterior may not be the best use of the budget. Front elevation, trim and the front door often move the needle for less money. We will say so.
